Currently, in almost all commercial, public buildings and production facilities, BMS has been introduced as the main one for saving energy consumption, creating comfortable conditions for a person to stay, and ensuring safety.

The building management system BMS (Building Management System, often abbreviated as ACMS) is an automated system for collecting data on the status of engineering systems, processing them, performing actions in accordance with specified algorithms and providing real-time communication with the operator.

When it comes to a home, cottage or apartment management system, BMS is commonly referred to as a “smart home” system. Unlike commercial facilities, it is more aimed at creating comfortable conditions for using housing.

The work of the automated control system consists in the centralized automatic collection of information about the state of engineering networks, the internal and external environment, its comprehensive analysis, and management, in accordance with the algorithms laid down, of equipment that controls a particular engineering system.

An example of using BMS is:

  • management of systems and communications from a single console;
  • adjustment of indoor temperature depending on its current values ​​and automatic control of heating devices in accordance with the selected program;
  • setting the level of lighting using sensors for human presence and light;
  • ventilation and air conditioning coordinated with the operation of the heating system;
  • building access control;
  • security and fire alarms, etc.

Comprehensive data analysis and coordinated management of utility networks allows you to get a synergistic effect that exceeds the total automation efficiency of individual systems.

BMS Architecture.

The control system architecture has a three-tier structure.

  1. The upper level provides administration of engineering systems by the operator based on real-time data. Also at this level carry out algorithm controls.
  2. At an average level, information is collected and programs based on it are provided.
  3. The lower level includes data collection tools, end devices (gas boilers, booster pumps, lighting, etc.) and communication systems between them.

Thus, human participation in the life support of a building or structure is limited to the upper level, while in normal situations it is minimized.

BMS Technical Basics.

Intelligent building management system requires technical support. In a simplified form, it implies:

  • the presence of a computer (processor), controls and communication with the operator;
  • building a structured cabling network for high-quality data and command transfer;
  • data acquisition system (sensors);
  • end equipment capable of transforming teams into effective actions.
  • As such, electronic devices with appropriate software can act as well as mechanical devices operating under the control of controllers.
