A structural list of the functions of automated building management systems, as well as the technical management of engineering systems that have an impact on the energy efficiency of buildings.

Building automation equipment and systems (BMS) provide effective management functions for heating, ventilation, cooling, hot water supply, lighting, power supply for household appliances, etc., which leads to an increase in the functional and energy efficiency of building operation.

Comprehensive and integrated energy-saving features and corresponding operating modes can be configured for the actual use of buildings depending on the real needs of the consumer to avoid unnecessary energy use and CO2 emissions.

The technical building management functions, as part of the building management, provide information on the operation, maintenance, building maintenance and management services primarily for energy management - measuring, documenting results, issuing emergency alerts and detecting excessive energy use. Energy management refers to documentation, management, monitoring, optimization, identification and implementation of supportive and preventive actions to improve the energy efficiency of buildings.

According to the standard DSTU EN 15232-1: 2017, four efficiency classes are introduced, from A to D. After the building is equipped with an automation and control system, one of these classes is assigned to it. The possible savings of heat and electricity for each class is calculated based on the type and purpose of the building. Class C indicators are used as reference values ​​when comparing the energy efficiency of systems of other classes.

Table 1 shows the difference in energy efficiency indicators of classes A, B and D relative to the values ​​of class C. For example, in class A offices, you can save up to 30% of heat energy.
